"The Hotel"

The following survey was undertaken with the property owner’s permission. Ultrasonic and infrared thermal imaging was utilised to identify the extent of water damage. I was surprised to find that the doors, floors and walls were all dry to acceptable limits.

I showed the hotelier the clear and undisputable evidence. She was surprised and could not believe my findings. She asked her husband to return from work and asked if I would repeat the survey, which I did. Considering they would loose their business during the shut down and refurbishment they were obviously mystified and confused.

Estimated waste of money £150,000 plus BI & business loss.

Door to be replaced, surveyor says destroyed! Moisture content at top 11.7%wme wood moisture equivalent. Note: 15% as a minimum would be acceptable!

Floor to be ripped up. DRY 10.5% wme Can surveyor explain?

Three floor layers need to be removed as the kitchen floor had a 5mm ply base under top vinyl. Slowed drying process and may result in unnecessary damage to floor.

Lots of sub floor ventilation no need to dry out?
